Luxury farmhouse accommodation at The Ridgeway Barns

Gather with family and friends. Explore the historic Ridgeway and North Wessex Downs. Self-cater or celebrate in style. Relax in the beautiful garden or snuggle up in front of a cosy fire. The Ridgeway Barns is the perfect place for gathering, celebrating, and exploring the local area. The main farmhouse sleeps 11-12, with two further self-contained annexes available for larger groups or individual bookings.

Formerly the heart of this working farm, the farmhouse was completely renovated in 2021, upgrading the spacious property while retaining original features. On the first floor you will find six luxurious bedrooms, tastefully decorated and furnished to a high standard. There are three large king size en-suite rooms, a large twin, a smaller twin and lovely single room. In addition we have a pop-up bed and travel cot available.

Downstairs there is a large farmhouse kitchen-diner extending into a conservatory, a cosy TV snug, and two formal reception rooms; perfect for dinner parties or relaxation. There are also two self-contained annexes: The Old Stables (our luxury honeymoon suite, sleeps 2), and the Pumphouse (twin/king). The various spaces allow you to gather with friends and family, or find a quiet corner to relax.

Outside the large garden and terrace benefit from stunning views over the rolling chalklands of the North Wessex Downs. Enjoy alfresco dining, cooking over the gas BBQ, or while the night away roasting marshmallows around the firepit.

The accommodation

How many does the farmhouse sleep? The farmhouse has six bedrooms sleeping 11 (plus a pop-up bed), and two self-contained annexes which each sleep 2 (total 15-16).

What is the configuration of the bedrooms? The farmhouse has three king-size en-suite bedrooms, a large twin, a smaller twin and a lovely single room. Outside there are two annexes: The Old Stables is our luxurious honeymoon suite with super king-sized bed and en-suite bathroom. The Pumphouse is a ground floor annex that can accommodate 2 people and can be set up as either a king or a twin, with en-suite shower room. An extra pop-up bed is available for a small additional fee (to cover the extra linen), and a cot is available free of charge (please note, linen is not provided for the cot). Can I hire just one of the annexes? Yes! The annexes are each available to hire individually or alongside the farmhouse. Midweek stays start at £100 per night (Pumphouse), £125 per night (Old Stables). Weekend stays start at £280 for 2 nights (Pumphouse), or £350 for 2 nights (Old Stables). Discounts are available for stays of 4 nights or more.

Do you provide bed linen and towels? Yes ~ all beds will be expertly made for your stay, and we provide one bath and one hand towel for each guest. Hand wash, body wash and loo roll are provided in each bathroom.

Do you provide hairdryers? Yes, there is a hairdryer in each annex, and two in the farmhouse (typically kept in Cowleaze and Sugar Hill bedrooms).

Are there cleaning and laundry facilities available? Yes, the utility room (in the farmhouse) is available for your use, including washer-drier, iron & board, vacuum cleaner, broom and mop ~ although we don’t expect you to clean the house during your stay!

Is there parking on site? There is ample free parking on site. As a minimum you will have access to six parking spaces for the main farmhouse, and an additional parking space for each annex.

Booking and check in

Do you have a minimum stay? We typically have a two-night minimum stay, or three nights on bank holiday weekends. One-night stays are possible in the annexes midweek. For stays of 4 nights or more we can offer a discount on the nightly price.

Can I check in/check out any day of the week? In general we try to remain flexible for your requirements. The only restricted days are no check in on a Sunday or bank holiday Mondays, or check out on a Saturday.

What time is check in & check out? Our normal check in time is 4 pm, and check out at 10 am. Check in is via a key safe ~ you will be provided with the code ahead of your stay.

Do you offer early check-in or late check out? Please speak to us if you would like an early check in or late check out ~ the more notice you give us the better. Where possible we will allow an early check in from 3 pm or a late check out to 11 am ~ but when we have back-to-back bookings this is simply not possible as it takes 6 hours to changeover the house. If you would like to arrive any earlier or depart later then additional charges apply. For weekend bookings you will often find the cost of booking Sunday night is great value, and means you can stay as long as you want on Sunday.

Catering

What catering facilities are there in the farmhouse and annexes? The farmhouse has a well-equipped kitchen with ample crockery, cutlery, glassware and seating for 16 guests. Each annex has a kitchenette suitable for preparing simple meals for two. Please see our accommodation brochure for further details.

Do you have a BBQ available for us to use? Yes! We provide a gas BBQ for your use.

Is breakfast included? Accommodation is let on a self-catered basis. Breakfast hampers can be provided on request ~ please see our breakfast hamper options.

Can we hire in a local chef to cook for us? Yes, of course! We can highly recommend Joe Ouseley. Check out his website at www.wildgoosechef.com

Local Activities and Entertainment

What is there to do in the local area? Oh, so much! There are a great range of activities to do in the local area and within one hour drive, to suit all ages and tastes. Please see our welcome brochure (available on request) for our recommendations.

Does the house have free wifi? Yes! There is wifi available throughout the farmhouse and annexes. Passwords are provided on arrival.

Do you have a TV, radio and sound system? There is a large TV in the snug, and one in each annex, and there is a radio in the kitchen and each annex.

Do you allow candles, firepits, sparklers and fireworks. We have a fire pit available for you to use during your stay. Candles are permitted in the farmhouse, but we ask that you ensure they are kept within a heat resistant container such as a hurricane lantern or jar ~ please take care not to spill the wax! Unfortunately we do not allow fireworks due to the risk to the farm. See our T&Cs for full details (available on request).

Can we arrange horse riding at the farm? The horses on the farm are privately owned and are not insured or licenced to provide lessons, so unfortunately we are unable to provide lessons on the farm. However, we can provide recommendations for some local riding schools who may be able to help.

Children and pets

Do you have a travel cot, highchair and childrens cutlery? Yes, we have one travel cot, two high chairs and a good selection of kids cutlery and crockery. Please just ask in advance, and we will put them out for your stay. Please note, the travel cot comes with a sheet but no extra bedding.

Do you allow pets? Up to three dogs are very welcome downstairs in the farmhouse, or one in the Pumphouse, when accompanied by well-behaved owners! Extra charges apply. Please see our T&Cs for full details (available on request).

The Farmhouse and Annexes

Midweek stays from £1,900 – £2,375 for a 2 night stay. Longer stays are of course possible, and discounts are offered on the nightly price for stays of 4 nights or more.

Weekend stays range from £3,150 – £4,600 for 2-3 nights. Bank holiday weekends from £4,750 (3 night minimum).

The Farmhouse only

Midweek stays from £1,700 to £2,125 for a 2 night stay. Longer stays are of course possible, and discounts are offered on the nightly price for stays of 4 nights or more.

Weekend stays range from £2,850 – £4,250 for 2-3 nights.

The Old Stables

Midweek stays from £175 for 1 night, or £125 per night for stays of 2 nights or more.

Weekend stays range from £300 – £500 for 2-3 nights.

 

The Pumphouse

Midweek stays from £140 for 1 night, or £100 per night for stays of 2 nights or more.

Weekend stays range from £240 – £400 for 2-3 nights.

 

Please get in touch for availability and to make a booking. Generally we advise booking 2-6 months in advance for weekend stays in the farmhouse, and we can typically take bookings up to 9 months in advance. Shorter-notice bookings are often possible midweek, and for the annexes. Some key dates are included below:

 

Summer 2024 (May - September)

We have limited weekend availability in summer 2024:

~ 31st May – 2nd June. £4,125 for a 2 night weekend in the farmhouse and annexes.

~ Some August availability. £4,275 for a 2 night weekend in the farmhouse and annexes (or £4,600 for 3 nights, Fri-Mon), or £3,800 for a 4 night stay, Monday-Friday.

More availability midweek, with 2 night stays starting at £2,000 (farmhouse only) or £2,250 (farmhouse plus annexes).

Autumn/Winter 2024

We are fully booked on weekends throught September and October 2024, but we do have some availability midweek.

Remaining November weekends will be available to book from February 2024.

Christmas and New Year 2024-2025

We currently have the following availability, but please book early to avoid disappointment!

~ Christmas 2024, £5,250. 3 nights in our farmhouse and annexes (sleeps 15-16), from midday on Tuesday 24th December until 10 am on Friday 27th December.

~ Fri 27th – Sun 29th December, £4,150. 2 nights in our farmhouse and annexes (sleeps 15-16), from 4 pm on Friday 27th December until 10 am on Sunday 29th December.

~ New Years 2025, £4,150. 2 nights in our farmhouse and annexes (sleeps 15-16), from either 4 pm on Monday 30th or midday on Tuesday 31st December 2024, until either 4 pm on Wednesday 1st or 10 am on Thursday 2nd January 2025. Or £4,275 for 3 nights, Mon – Thu.
